Mastering DYNAä with the 3 Ts
Chicago, IL James Pettinger, Executive Vice President of
Realogic Analytics, Inc., provided a detailed and in-depth discussion and review of DYNA
to the real estate professionals attending the Eastern Regional NCREIF Winter Conference
meeting. This 2 day event was attended by 165 real estate professionals and focused on
commercial real estate valuations.
According to Jim Pettinger, When asked to make a presentation
on DYNA, I jumped at the chance. Many professionals think that DYNA isnt the right
solution for them, when actually its added functionality may be the perfect
solution. Dyna can APPPEAR to be more difficult to use than other DCF software, but
its added functionality and structure can actually make it easier .
The seminar then focused on some of DYNAs strengths:
» Multiple property consolidations at detailed level,
» High level of portfolio sensitivity analysis,
» Structured debt and equity structure,
» Tax and book cash flow projections/returns,
» REALMBudget,
» Excellent retail functionality,
» Resides natively in relational database,
» Excellent data migration capabilities.
Mr. Pettinger cautioned that theres a
few necessary steps that are needed before working in the program. Based on our
extensive usage of Dynaä, weve concluded that the necessary steps are: Training,
Timing and Templates. At Realogic, we call this,
The 3 Ts of Dyna.
Training Eliminate
the misconception of Dynas complexity by understanding the file
structure. Its highly recommended even if you have experience with other dcf
software.
Timing Use Dynas excellent data migration features to reduce data
redundancy.
Templates Dynas template driven format actually makes it easier to
maintain files and it creates efficiencies by eliminating errors.
The conference was well planned out and very productive, according to Jim
Pettinger. A lot of people had great questions and concerns about their current or
potential Dynaä usage. Hopefully, with the information presented during the seminar, the
attendees have a clearer understanding and appreciation of Dynaä.
